1. Louisville Metro DPA Checklist
Check each box that applies to you. If you can check most of these, you're likely a strong candidate.
- ☐ You're purchasing a home in Jefferson County
- ☐ The home will be your primary residence
- ☐ You do not currently own a home
- ☐ Your household income is at or below 80% of the Area Median Income (see table below)
- ☐ You have no unpaid collections or charge-offs
- ☐ Any bankruptcy was discharged at least 1 year ago
- ☐ You can contribute at least $500 plus recording fees
- ☐ You'll complete a 6-hour HUD-approved homebuyer counseling course
- ☐ If married, both spouses will apply as co-applicants
💡 Note: The program reopens for applications periodically and funding is limited. Apply early when the window opens.
2. KHC Checklist
KHC assistance can be combined with a KHC first mortgage. Here's what you need:
- ☐ You'll use a KHC first mortgage (FHA, VA, USDA, or Conventional)
- ☐ Your credit score is at least 620 (FHA/VA/USDA) or 660 (Conventional)
- ☐ Your household income falls within KHC program limits for Jefferson County
- ☐ You'll complete a homebuyer education course
- ☐ You're purchasing a home within KHC purchase price limits

3. Income Limits
Louisville Metro DPA uses 80% of Area Median Income as the ceiling. Here are the 2026 limits:

4. Property Requirements
Both programs have rules about the home you can purchase:
Louisville Metro DPA
- Existing single-family homes: Purchase price cap of $260,000
- New construction single-family: Purchase price cap of $331,000
- Must pass a Louisville Metro Housing inspection and a private inspection
- Flood plain properties are not eligible
- Must be located in Jefferson County
KHC
- Purchase price limits vary by county — confirm for Jefferson County
- Must be a primary residence
- Property must meet FHA/HUD minimum standards
- Can be a single-family home, townhome, condo, or new construction
5. Next Steps
If you checked most of those boxes, here's what to do next:
- Complete homebuyer counseling. Take a 6-hour HUD-approved course — both you and any co-applicant must complete it.
- Get pre-approved with a lender. Find a lender familiar with Louisville Metro DPA and KHC programs.
- Apply to the program. Submit your application through the Louisville Metro portal or your KHC lender.
- Allow 45 days for review. Metro needs time to verify your eligibility.
- Start shopping with your realtor. Once you have your eligibility letter, you can start making offers.
- Close and move in! Once all conditions are met, you'll close on your new home.
